The Los Angeles City Planning Commission has given the go-ahead to a proposed multifamily residential development in Westwood.

Project applicant Brennen Hakimian has now secured entitlements to redevelop three parcels located at 1509-1523 S. Veteran Avenue with a new six-story building featuring 47 apartments, as well as one accessory dwelling unit, with parking for 65 vehicles.

City Planning Commission approval was required for density bonus incentives permitting a larger structures than normally allowed by zoning rules. In exchange, Hakimian is require dot set aside five of the new apartments aside for rent as affordable housing priced at the very low-income level.

Warren Techentin Architecture is designing the proposed development at 1515 Veteran, which is shown in plans with courtyards and rooftop amenity decks.

Hakimian had previously filed plans with the City of Los Angeles seeking approvals to build a smaller six-story, 26-unit apartment complex at 1505-1519 S. Veteran Avenue. The proposal relied on Transit Oriented Communities incentives to  permit a larger building than allowed by zoning, in exchange for setting aside four of the new apartments as deed-restricted affordable housing at the extremely low-income level. Subsequently, an adjoining site was added to the project.

The project is the third in Westwood for Hakimian, following similar developments at 1402 Veteran Avenue and 10939 Ohio Avenue. Outside of Westwood, Hakimian is also working on a 50-unit mixed-use project on Pico Boulevard.
