The Los Angeles City Planning Commission has given the go-ahead to a project which would replace a strip mall in Beverly Grove with a mixed-use residential development.
The proposed development, announced in March 2023, would rise from a .77-acre site at 400 S. San Vicente Boulevard - just south of the Beverly Center. The Abraham Companies, which acquired the property in 2022, is planning the new construction of an eight-story building which would featuring 126 apartments and 11,600 square feet of retail and restaurant space above a three-level, 153-car subterranean parking garage.
Project entitlements approved by the Planning Commission include density bonus incentives to permit a larger structure than zoning rules would typically allow. In exchange, 14 apartments are to be set aside for rent as deed-restricted affordable housing at the very low-income level.
Steinberg Hart is designing 400 San Vicente, which would be built with Type I construction and rise approximately 100 feet in height, matching the scale of existing and planned developments along the San Vicente corridor. Plans call for roughly 6,200 square feet of open space in the project, including a pool deck and spa, a resident lounge, and a fitness center.
At the time of the project's announcement, it was expected that construction would over an approximately 26-month period, with groundbreaking set to occur in 2024. An environmental study published by the City of Los Angeles points to an expected completion date in 2027.
The proposed development would rise cross the street from the confusing intersection of San Vicente and La Cienega Boulevard from a property where former Mayoral candidate Rick Caruso scored approvals in 2017 for the construction of a 16-story residential tower. One block west, Our Lady of Mt. Lebanon Catholic Cathedral has proposed an even taller apartment for a site next to its existing home. Other tall buildings are in the works near San Vicente's intersection with Wilshire Boulevard, including a medical office building and a proposed 20-story high-rise. To the north, Cedars-Sinai has also received entitlements for an expansion of its hospital campus at San Vicente and Beverly Boulevard.
