City of West Hollywood picks developer for site at 1047 N. Crescent Heights Boulevard

Earlier this month, the West Hollywood City Council voted to move forward with an exclusive negotiation agreement with Community Corp. of Santa Monica for the redevelopment of a city-owned property at 1047-1057 N. Crescent Heights Boulevard.

The Santa Monica-based non-profit developer, which beat out three other applicants, has proposed the construction of a new five-story building on the site, featuring 40 studio and one-bedroom units of permanently affordable senior housing. Additionally, plans call for a community room, two offices for service providers, a landscaped courtyard, and laundry rooms.

The proposed development is to be designed to achieve an unspecified level of LEED certification. An image posted to social media by Community Corp. portrays the project as a contemporary low-rise structure.

The initial term of the agreement between the city and the developer will be six months, with an option for an extension. At the completion of the period, the project would be expected to move forward on a long-term ground lease, with the City of West Hollywood prepared to provide a loan of up to $1 million for predevelopment activities.

Community Corp., best known for developing within its hometown, is not a stranger to other jurisdictions in Los Angeles County. The developer's current projects include a supportive housing complex rising in Westchester, and another which is slated to break ground next year in Culver City.
