At the northern edge of Cheviot Hills, the curtain is lifted for a mixed-use development from Brennen Hakimian Holdings.

The project, which replaced commercial buildings at 10608-10614 W. Pico Boulevard, consists of a five-story building that will feature 50 studio and two-bedroom apartments atop a ground-floor commercial uses. Plans show the development will not include automobile parking, citing AB 2097.

Hakimian entitled the site for development using Transit Oriented Communities incentives, permitting the construction of a larger building than zoning rules would normally allow. In exchange, five of the studio apartments are to be set aside as deed-restricted affordable housing at the extremely low-income level.

Warren Techentin Architecture is designing 10608 Pico, which is clad in blue tile and stucco. According to plans, the project also includes amenities such as a courtyard, a recreation room, a gym, and a rooftop deck.

In addition to the new Pico Boulevard project, Hakimiam and Techentin are also working on a trio of multifamily buildings on Veteran Avenue in Westwood.

The Pico Boulevard site sits south across the street from a commercial building which is slated to make way for a similar multifamily residential development.
