At the intersection of 5th Street and Broadway in Downtown Santa Monica, the arrival of a tower crane is the most visible sign yet of progress on a new mixed-use apartment complex from Tishman Speyer.

Located at 501 Broadway, the site was originally entitled by WS Communities and sold to Tishman Speyer as part of a portfolio of sites in 2022. It replaced a commercial building with what will eventually be an eight-story edifice featuring 89 apartments above ground-floor commercial space and subterranean parking for 71 vehicles.

According to the website of general contractor Milender White, plans call for 18 of the new apartments are to be set aside as deed-restricted affordable housing priced for renters earning between 30 and 100 percent of the area median income level.

The Milender White website also indicates that KFA Architecture has taken over as the project's architect of record from Michael W. Folonis Architects, which handled the entitlement design for 501 Broadway. Renderings depict a contemporary low-rise structure with a rooftop deck, among other amenities.

The project is one of four Tishman Speyer development now underway in Downtown Santa Monica, joining new buildings rising at 1430 Lincoln Boulevard, 1650 Lincoln Boulevard, and 711 Colorado Avenue.
