Two tower cranes now stand high above Downtown Santa Monica, where vertical construction is underway for a new mixed-use apartment complex from Related California.

The 2.5-acre pit at 710 Broadway, formerly the site of a Vons supermarket, will eventually be the home of a new eight-story building featuring 280 apartments above approximately 90,000 square feet of ground-floor commercial space. Most of that space will house a new location for Vons.

Of the total 280 apartments, Related will be required to set aside 84 for rent at below market rates, with units restricted to households earning between 30 percent of the area median income level and the moderate-income level. Community Corp. of Santa Monica will manage the new affordable units.

Large Architecture is designing the 710 Broadway, will feature a curvilinear form along Broadway, folds facing 7th Street, and waves along Lincoln Boulevard to the east. The finished product is expected to have an exterior of brick facade, glass, and wood accents. A roughly 30,000-square-foot courtyard will be located at the center of the building.

Other members of the design team include Marmol Radziner, which is handling interior design, and landscape firm Studio MLA.

Completion of 710 Broadway is on track to occur in late 2025.

Related California's other recent projects in Southern California include the $1-billion Grand Avenue Project in Downtown Los Angeles and a sprawling mixed-use project slated for the site of the Metro Town Square mall in Santa Ana. The company previously developed a $350-million housing complex adjacent to Tongva Park.
