A 1950s fourplex just south of Manchester Avenue in Westchester is slated to give way to new affordable housing via the Mayor's Executive Directive 1.

The proposed development from Modulyft, slated for a parcel at 8615 Ramsgate Avenue, calls for the construction of an eight-story modular building featuring 72 studio and one-bedroom apartments without on-site parking.

As the apartments would be restricted to rent at below market rates, it is eligible for density bonus incentives permitting a larger structure than otherwise allowed by zoning rules.

The proposed development is not the only ED1 development in the works for the pocket of multifamily-zoned land near Airport Boulevard and Manchester Avenue in Westchester. Developer Thomas Beadel has a similar 77-unit development in the works a short walk to the south on Reading Avenue.
