A presentation to the Pasadena Design Commission reveals new renderings for a proposed mixed-use residential development from Jade Enterprises.
The project, slated for a property at 740-790 E. Green Street, was first taken up by the Design Commission back in 2020. Plans call for the redevelopment of much of the block located between Oak Knoll and Hudson Avenues to clear the way for the construction of a three-to-five-story building featuring 263 studio, one-, and two-bedroom apartments above 14,346 square feet of office space and a subterranean parking garage.
Jade Enterprises is relying on density bonus incentives to permit a larger structure than would otherwise be allowed by zoning rules. In exchange, 41 of the apartments are to be set aside for rent by low- and moderate-income households.
MVE + Partners is designing the project, which is described as being of a contemporary style with references to New Formalism. Plans show courtyards, rooftop decks, a fitness center, and a pool.
"The design of the project focuses in breaking the site length in two separate but integrated buildings, embracing a three-to-five-story configuration, which aligns with the surrounding context of Green Street, Oak Knoll, and Hudson Avenue, where buildings exhibit a range of heights," reads a design narrative." The massing is articulated to reflect a human-scale approach, breaking down the building's bulk through a combination of setbacks, step-backs, and varying facade treatments."
The site is designed to accommodate a roughly 4,000-square-foot pocket park at its southwest corner, which would be open to the public during the day and include landscaping, seating, exercise equipment, and a walking path.
A staff report recommends that the Commission should approve concept design review for the project.
Jade Enterprises, which has previously focused its efforts on developing apartments in Downtown, has recently looked outside of the region's core with projects in Hollywood and Beverly Grove.
