Wood framing has reached its peak for a mixed-use development in Toluca Lake which will be anchored by a Gelson's grocery store.
The project from Bar Development, which began construction roughly one year ago at 10057-10067 Riverside Drive, consists of a four-story building that will feature 37 studio, one-, and two-bedroom apartments above an approximately 10,000-square-foot Gelson's market on the ground floor.
Project entitlements include Transit Oriented Communities incentives, allowing a larger building than normally permitted by zoning. In exchange, plans the apartments will include four extremely low-income affordable units.
OfficeUntitled is designing the contemporary low-rise structure, which will be clad in fiber cement panels and wood siding. Plans call for a rooftop deck for residents.
The new Gelson's is planned as a small format store, and will include unique features such as a walk-up window for breakfast order and coffee in the morning, tables and chairs for lunch patrons , and indoor-outdoor wine and tapas bar in the late afternoon and early evening.
A representative of Gelson's confirmed that the market is still slated to open with the project in 2025.
Four blocks to the east of the new mixed-use project, a similar development featuring 44 homes and ground-floor commercial space is also planned within the City of Burbank.
