Not content with having converted numerous Downtown Los Angeles landmarks into housing, developer Izek Shomof has set his sights on some of the region's other urban centers.
Earlier this month, we reported that Shomof had initiated plans to convert a 24-story Long Beach office tower into 391 homes. The developer's next target would seem to be an office building near the Americana at Brand, per a recent filing by the City of Glendale.
The building at 101 N. Brand Boulevard, which Shomof acquired in mid-January, is a 19-story building completed in the early 1990s. Shomof, who reportedly paid $58.8-million for the more than 400,000-square-foot building, is seeking to convert the interior of the contemporary high-rise into 312 residential units.
The project will require an administrative exception and an exception from parking regulations, according to the filing.
While adaptive reuse has not taken off in Glendale to quite the same degree as in Downtown Long Beach or Downtown Los Angeles, there have been a handful of conversion projects in recent years. A 1980s building at 520 N. Central Avenue was recently converted to housing, as was the Harrower Village property on Broadway.
