New plans have emerged for a mixed-use residential development near the E Line in Sawtelle.
Last week, co-applicants Soheyla and Pouran Naimi filed an application with the Department of City Planning seeking entitlements for a site at 11568-11584 W. Pico Boulevard. Plans call for razing existing improvements - consisting of automobile repair businesses - to clear the way for the construction of a six-story edifice featuring 65 studio, one-, and two-bedroom apartments atop 5,851 square feet of ground-floor commercial space and parking for 86 vehicles.
Requested entitlements include density bonus incentives to permit a larger structure than would otherwise be allowed by zoning rules. In exchange, six of the proposed apartments are to be set aside for rent by very low-income households and two apartments are to be reserved for moderate-income households.
Plus Architects is designing the project, which is depicted in a rendering as a contemporary podium-type building clad in painted stucco.
A smaller project from the same applicant team was approved for the same property in 2021. That proposed five-story building would have featured 30 apartments if completed.
The development site - located between Metro's Expo/Bundy and Expo/Sepulveda Stations - is one of several multifamily residential projects planned along Pico Boulevard. Another project designed by Plus Architects was completed on an adjacent site at Pico and Federal Avenue, while Onni Group has plans for 278 apartments a short walk to the east.
