A year-and-a-half since our last update, the wrapping is off at a mixed-use apartment complex now taking shape near the intersection of Highland and Fountain Avenues in Hollywood.
The project from San Francisco-based real estate firm Axis Development and property owner TDA Investment Group, which broke ground in mid-2021, sits on an L-shaped property located at 1233 N. Highland Avenue and 1242 N. Citrus Avenue. The new construction will eventually contain 72 apartments above roughly 5,700 square feet of ground-floor retail space, with parking for 100 vehicles located in a subterranean garage.
Project entitlements include density bonus incentives permitting a larger structure than allowed by zoning. In exchange, eight of the new one- and two-bedroom apartments will be set aside as deed-restricted affordable housing.
Kevin Tsai Architecture is designing the apartment complex, stands six stories facing Highland Avenue to the east and four stories on Citrus Avenue to the west. The apartment complex has a Spanish-style design, and will incorporate two courtyards, a recreation groom, a gym, and a rooftop deck. Retail space will front Highland, while two-story live-work units will front Citrus.
The project follows close on the heels of several larger mixed-use developments along the Santa Monica Boulevard corridor to the south, including new apartment buildings from Onni Group and AvalonBay Communities.
Also taking shape to the north is another mixed-use project combining housing and retail at 1410 N. Highland Avenue. That low-rise complex could be joined by larger high-rise developments to the north at Highland's intersection with Sunset Boulevard, where a 42-story hotel and residential project is planned for the southwest corner and an office and entertainment complex is proposed for the northeast.
