A pair of small commercial buildings in Sawtelle could make way for a mixed-use apartment complex, per an application submitted earlier this month to the Los Angeles Department of City Planning.
Reza Ghasem of Paddock Group, LLC, listed as both property owner and applicant behind the project at 11601 W. Pico Boulevard, is seeking city entitlements to raze existing improvements to clear the way for a new four-story edifice featuring 27 apartments above 2,480 square feet of ground-floor commercial space. Plans also call for 13 parking spaces in a semi-subterranean garage.
Requested entitlements include Transit Oriented Communities incentives, allowing for a relief from certain zoning rules. In exchange, three of the proposed studio and one-bedroom apartments would be set aside for rent as extremely low-income affordable housing.
HRD Arch is designing the proposed development, which is depicted in plans as a contemporary low-rise structure capped by a rooftop amenity deck.
The project site sits north across the intersection of Pico Boulevard and Federal Avenue from a similar mixed-use building completed more than two years ago at 11950 W. Pico Boulevard. It also sits a short distance to the west of a site at Pico and Gateway Boulevard, where Onni Group has plans for a larger 278-unit apartment complex near the E Line's Expo/Sepulveda Station.
