Commercial buildings on the border between Del Rey and Culver City could be cleared for redevelopment with a mixed-use apartment complex, according to plans posted by the Del Rey Neighborhood Council.
The Washington Marina Apartments, slated for a property at 13477-13481 Beach Avenue and 13474-13476 Washington Boulevard, would also have frontage on Del Rey Avenue to the west. Property owner Washington Marina Apartments, LLC - affiliated with MDM Builders and the Hillcrest Company - intend to entitle the site for the construction of a new seven-story building featuring 82 studio, one-, and two-bedroom apartments above 2,670 square feet of ground-floor commercial space and parking for 60 vehicles.
In exchange for density bonus incentives, through which Culver City and Los Angeles would permit a larger building than otherwise allowed by zoning rules, 20 of the proposed apartments are to be set aside for rent as affordable housing at the very low-income level.
PK Architecture is designing the mixed-use building, which is depicted as a contemporary, 76-foot-tall building with a second-level courtyard and a rooftop amenity deck.
An entitlement applicant for the project has yet to be filed with the City of Los Angeles.
The portion of the site located within Los Angeles city limits has been slated for redevelopment before. City officials have previously approved a 27-unit mixed-use building at the portion of the site facing Beach Avenue.
The proposed development would rise just north of a recently-approved 210-unti apartment complex set to rise at 4112 Del Rey Avenue, as well as several other multifamily buildings completed by California Landmark Group.
