Affordable housing is set to replace five existing homes just south of the namesake street of the West Adams neighborhood, according to an application recently filed with the Los Angeles Department of City Planning.
The project from property owner Simond Lavian of Buckingham Road 1, LLC and Buckingham Road 2, LLC, slated for a site at 2836 S. Buckingham Road, calls for the construction of a six-story edifice featuring 79 studio, one-, and two-bedroom apartments with ground-floor parking for six vehicles.
In addition to streamlined approvals using Executive Directive 1, the developer is also seeking density bonus incentives to permit a larger structure than zoning rules would otherwise allow. Save for a market-rate manager's unit, the apartments are to be reserved for rent by low- and moderate-income households.
Kevin Tsai Architecture is designing the Buckingham Road apartments, which is portrayed in plans as a contemporary low-rise structure with a large rooftop deck.
The development site is located midway between Jefferson and Adams Boulevard, and a few blocks to the west of Crenshaw Boulevard, where CIM Group has recently built a series of residential and commercial projects.
