A presentation to the Santa Monica Architectural Review Board reveals an updated look for Modera Santa Monica, a proposed multifamily residential development near Water Garden complex.

The project from Mill Creek Residential Trust, which would rise on land owned by Kilroy Realty at 1633 26th Street, calls for demolishing an existing office complex to make way for the construction of a new eight-story building featuring 353 one, two-, and three-bedroom apartments above a 468-car parking garage.

Plans call for 36 of the proposed apartments to be set aside for rent as affordable housing at the moderate-, low-, and very low-income levels, making the project eligible for density bonus incentives.

AC Martin remains the designing the project, which is portrayed in renderings as a contemporary podium-type building with two central courtyards. Landmarc is serving as the project's landscape architect.

The site is located a short walk from the site of a proposed high-rise complex with more than 1,500 homes at 3030 Nebraska Avenue, and north of the Bergamot Station property, where the City of Santa Monica hopes to develop hundreds of apartments. A neighboring property is also poised for the construction of a 401-unit apartment complex.

Mill Creek Residential, besides Modera Santa Monica, recently completed a mixed-use apartment complex just north of Sunset Boulevard in Hollywood, and has plans for more than 700 homes in Downtown Long Beach.
