A project website offers a first look at renderings of Modera Santa Monica, a proposed multifamily residential complex which would rise just east of the Water Garden complex.
The project, which would be developed by Mill Creek Residential Trust on land owned by Kilroy Realty, calls for razing an existing office complex at 1633 26th Street to clear the way for the construction of a new eight-story building featuring 353 one, two-, and three-bedroom apartments above a two-level, 443-car subterranean parking garage.
Plans call for 36 of the proposed apartments to be set aside for rent as affordable housing at the moderate-, low-, and very low-income levels, making the project eligible for density bonus incentives.
AC Martin remains the designing Modera Santa Monica, which is shown in plans as a contemporary podium-type building with two central courtyards.
The site is located a short walk the site of a proposed high-rise complex with more than 1,500 homes at 3030 Nebraska Avenue, and north of the Bergamot Station property, where the City of Santa Monica hopes to develop hundreds of apartments.
Mill Creek Residential, besides Modera Santa Monica, recently completed a mixed-use apartment complex just north of Sunset Boulevard in Hollywood.
