A new developer is taking the reins on plans for a multifamily residential complex near the Water Garden complex in Santa Monica, according to a recently submitted application.
Last year, Kilroy Realty hit "pause" on a proposed office complex at 1633 26th Street, developer Holland Partner Group submitted an application seeking approvals to raze and redevelop the property with an eight-story building featuring 370 apartments above 2,400 square feet of ground-floor commercial space.
Now, per an application submitted in late June, Holland Partner Group has stepped aside for developer Mill Creek Residential Trust, which is now listed as applicant. Plans call for a similar eight-story edifice, but now featuring just 353 apartments above a two-level, 443-car subterranean parking garage.
According to plans, 36 of the proposed one, two-, and three-bedroom apartments would be set aside for rent as affordable housing at the moderate-, low-, and very low-income levels. That would make the project eligible for density bonus incentives permitting a larger structure than otherwise allowed by zoning rules.
AC Martin remains the design architect, which is depicted as a contemporary podium-type building clad in stucco. Plans show the apartment complex would include two central courtyards.
While the surrounding blocks in Santa Monica have largely been dominated by large office buildings, there are signs of residential development to come. Recent applications to the city would see four high-rise buildings bring more than 1,500 homes to a property located a few blocks to the east at 3030 Nebraska Avenue.
Mill Creek Residential, besides the new project on 26th Street, recently completed a mixed-use apartment complex just north of Sunset Boulevard in Hollywood.
