A duplex located just west of Lincoln Boulevard in Venice is set to give way to a larger multifamily residential development, according to plans filed with the City of Los Angeles.
The proposed project, submitted by an entity affiliated with Los Angeles-based Uplifters Development, would rise from a property located at 1172 W. Nelrose Avenue. Plans call for the construction of a five-story building featuring nine apartments without automobile parking.
Requested entitlements include Transit Oriented Communities incentives, permitting more floor area and height than would be allowed by zoning rules. In exchange, one of the proposed apartments would be set aside for rent by extremely low-income households.
Aero Collective is designing 1172 Nelrose, which is portrayed in plans as a contemporary low-rise structure with a patio deck at its second level.
The project site is located just northeast or a property at 2467 Lincoln Boulevard where work is wrapping up for a new permanent supportive housing complex from Venice Community Housing.
