Construction is complete for a new studio complex just east of Brand Boulevard in Glendale, Bell Design Group has announced.

Bell Design Group, formerly Relativity Architects, designed the new complex at 1239 S. Glendale Avenue for East End Capital. The new East End Studios facility consists of more than 96,000 square feet of space, including two soundstages and three stories of offices, accompanied by ancillary uses such as green rooms, make-up rooms, and staging space.

"The design strategy aimed to achieve seamless integration with the existing urban fabric, while promoting pedestrian activity along Glendale Avenue," reads a narrative released by Bell Design Group. "The newly constructed main office building features thoughtful architectural setbacks with integrated planters and benches that align with the existing streetscape. The use of high-quality wood-tone vertical louvers and a glazed curtain wall juxtaposed against smooth concrete surfaces adds a dynamic element of color and texture, enriching the visual appeal."

The new construction is clad in concrete, with insulation to provide both thermal insulation and soundproofing. A motorized production grid is incorporated within the soundstages, eliminating the need for catwalks and lifts.

"The East End Glendale Studios is an amazing achievement proving Studio Campuses can be urban infill and maintain a relationship with a pedestrian thoroughfare," said Bell Design Group founding principal Tima Bell. The City of Glendale was also tremendously helpful in the process.”

New York-based East End Capital, which reportedly purchased the 2.2-acre project site for $20 million in 2020, is developing approximately 2.5 million square feet of real estate in its East End Studios portfolio, including three additional projects in Los Angeles County. The Glendale Avenue complex is the smallest of its ground-up developments, which include new soundstages proposed near the Sixth Street Viaduct in Boyle Heights and Downtown Los Angeles, as well as a second Glendale complex on San Fernando Road.
