In Downtown San Pedro, work is complete for Vivo on Harbor, a new mixed-use development from Trammell Crow Company subsidiary High Street Residential.
The project, which replaced a Grinder restaurant at 511 S. Harbor Boulevard, consists of an eight-story building featuring 137 studio, one-, and two-bedroom dwellings above a 1,500-square-foot ground-floor space and podium parking garage.
A project website advertises floor plans ranging from 547 square feet to 1,079 square feet in size. Rents for market rate units start at $2,410 per month and range as high as $4,750 per month.
Not included in that total are 16 of the new apartments which are required to be set as affordable housing at the very low-income level. The inclusion of affordable units made the project eligible for density bonus incentives permitting a larger structure.
KFA Architecture designed Vivo, which includes a rooftop deck, a clubhouse, co-working space, and a fitness center.
Vivo sits just northwest of the massive West Harbor development, which will bring new shops, restaurants, and a 6,200-seat amphitheater to the former Ports O' Call property at the Port of Los Angeles, and adjacent to new open spaces such as Piazza Miramare and a new waterfront promenade. The site also sits just north of a property at 625 Beacon street where Trammell Crow and High Street Residential are poised to build an even larger mixed-use building featuring 281 apartments.
