The Los Angeles City Planning Commission has given the go-ahead to a scaled back proposal for new housing and commercial space just north of 6th Street in Koreatown.

The proposed project at 550 S. Shatto Place, a joint venture from Townline and Forme Development, calls for the construction of an eight-story building containing 318 studio, one-, and two-bedroom apartments above a two-level, 194-car parking garage. The proposed development would also include approximately 21,000 square feet of commercial space to be partially located within a repurposed church at the corner of 6th and Shatto.

The Planning Commission's approval granted density bonus incentives to permit a larger, taller building than allowed by zoning rules, as well as waivers of other development standards. In exchange, 35 of the proposed apartments would be set aside for rent by very low-income households.

KTGY is designing the new construction, a contemporary podium-type building, while Omgivning is serving as architect for the reuse of the 1930s church.

Construction of 550 Shatto is expected to occur over an 18-month period, although a start date for the project is not stated.

The proposed project is the third application which Townline and Forme have put forth for the site at 550 Shatto, following original plans for a 32-story building, and a 40-story, 367-unit tower approved by the City Planning Commission in 2021.

The Canadian developers have also teamed up on a proposed high-rise tower in Chinatown, which was slated to begin work in Summer 2021, but remains a dirt lot.
