The concrete frame of a senior housing complex from local real estate firm Black Equities Group has reached its sixth floor in Beverly Grove.
Now taking shape at 8070 W. Beverly Boulevard, the new housing complex will include 80 dwelling units and 20 guest rooms. Since the project was approved as an eldercare facility, at least 75 percent of its floor area must be devoted to assisted living and senior independent housing, while the remaining dwellings can be set aside as memory care units for residents suffering from dementia.
A leasing website dubs the property The Leonard on Beverly, and indicates that Clearwater Senior Living will be its operator.
VTBS Architects is designing the building, which is to be clad in smooth white stucco, accented with wood panels.
Other components of the project will include 7,000 square feet of medical office space at the ground-floor, as well as a 6,000-square-foot synagogue which will become the new home of Congregation Beth Israel, which called the site home prior to construction of the new building.
The project site is located next door to a mixed-use building which recently began work at at 8000 Beverly Boulevard, and across from the never-completed Edin Park food hall at 7967 Beverly.
Black Equities, which is headquartered in Beverly Hills, is also behind plans for a mixed-use housing development at 6435 Wilshire Boulevard.
