Four single-family homes across the street from Metro's Expo/Bundy Station in Sawtelle are slated for redevelopment, per an application submitted last month to the Los Angeles Department of City Planning.
The proposed project from Category Company, slated for a site at 12202-12214 W. Exposition Boulevard, calls for the construction of a new seven-story edifice featuring 45 studio, one-, two-, and three-bedroom apartments above a single level of subterranean parking.
"Seven levels of residential living wrapped in a classical yet minimal form anchored with stone detailing at the base and softening at the upper levels with plaster finishes, elegant cornices and sleek metal trims," reads a social media post from the developer.
Requested entitlements include Transit Oriented Communities incentives to permit a larger building than allowed by zoning rules. In exchange, give of the new apartments would be set aside for rent as extremely low-income affordable housing.
Ciam Architects is designing the project, according to plans included with the application.
The project was enabled by changes approved through the Exposition Corridor Transit Neighborhood Plan, which rezoned single-family properties to the south of Expo/Bundy Station for apartments. Developers have been quick to take advantage, including Carmel Partners, which recently razed over 20 single-family homes to clear the way for a trio of new buildings which will eventually feature a combined total of 621 apartments.
The site also sits just south of the West Edge, a new mixed-use complex at the former site of Martin Cadillac which includes 600 apartments, offices for Riot Games, and Gelson's market.
Category Company is already an active developer in neighborhoods across the Westside, with active projects now in the works on Purdue Avenue in Sawtelle and on Slauson Avenue in Del Rey. The company's past work includes multifamily housing in Mar Vista and near Ballona Creek.
