A commercial building just north of Palms Boulevard has been razed to the ground, clearing the way for the construction of the another multifamily residential complex by Wiseman Residential.
In 2024, a filing indicated that Wiseman had plans to build a six-story, 200-unit apartment building on a property at 3418-3554 S. Motor Avenue. To achieve that density, Wiseman would have been required to set aside 22 of the new apartments for rent by extremely low-income households.
Two years and several changes to state housing laws later, Wiseman is looking to push the envelope a bit further. Permit filings now indicate that the project is imagined as a seven-story, 250-unit apartment complex with commercial space and parking. The larger project would mean a larger affordable set-aside, with 30 of the proposed studio and one-bedroom units to be set aside for extremely low-income renters.
As of 2024, Reed Architectural Group was designing the project.
The project at 3418 Motor would be the third for Wiseman along the corridor, following a 68-unit development at 3659 Motor and a 104-unit building wrapping up work at 3557 Motor. The developer also has plans for a 136-unit apartment complex with retail not far away at 10626 Venice Boulevard.
