In Beverly Grove, a strip mall located just south of the Beverly Center has made way for the construction of a mixed-use residential development.
The project, which will rise from a 0.77-acre site at 400 S. San Vicente Boulevard, is being developed by The Abraham Companies, which acquired the property in 2022. Approved plans call for the construction of an eight-story building featuring 126 apartments atop 11,600 square feet of commercial space and a three-level, 153-car subterranean parking garage.
Project approvals granted by the City Planning Commission include density bonus incentives to permit a larger structure than zoning rules would typically allow. In exchange, 14 apartments are to be set aside for rent as deed-restricted affordable housing at the very low-income level.
Steinberg Hart is designing 400 San Vicente, which would include 6,200 square feet of open space in the form of amenities such as a pool deck and spa, a resident lounge, and a fitness center.
At the time of the project's announcement, it was expected that construction would over an approximately 26-month period.
The proposed development would rise cross the street from the intersection of San Vicente and La Cienega Boulevard from a property where former and perhaps future Mayoral candidate Rick Caruso scored approvals in 2017 for the construction of a 16-story residential tower. That property is now said to be listed for sale.
Additional commercial projects are planned along San Vicente to the north and south, including a medical office building at the street's intersection with Wilshire Boulevard and an expansion of the Cedars-Sinai hospital campus at San Vicente and Beverly Boulevard.
