An empty lot just south of Pico Boulevard in Mid-City is set for redevelopment with small lot homes, according to a new application to the Los Angeles Department of City Planning.
Planned at 1420 S. Point View Street, the project would consist of six townhome-style units, each including three bedrooms above a two-car garage.
Tracy A. Stone is designing the homes, which would stand three stories in height and have a modern appearance.
City records list the property owner and applicant as the entity 1420 South Point View Street, LLC.
Unlike most recent townhome projects in the City of Los Angeles, the proposal is not utilizing the streamlining provisions of SB 1123. The project has requested a 20 percent height increase relative to what is allowed by zoning.
The neighboring stretch of Pico Boulevard has recently seen the construction of several larger mixed-use projects combining multifamily housing and commercial uses.
The project site was previously slated for the construction of an apartment building.
