Just off of La Brea Avenue in the Fairfax neighborhood, a commercial building that once housed a laundromat has made way for multifamily housing.
The project, now rising from a corner lot at 5770 W. 3rd Street, consists of a six-story building that will feature 46 apartments above ground-floor parking at completion.
According to building permits, plans call for five units of extremely low-income affordable housing, making the project eligible for Transit Oriented Communities incentives permitting a larger structure otherwise allowed by zoning.
City records list the owner of the site as an entity affiliated with Conroy Commercial, while the project's architect is Edward Carlson.
This is not the first collaboration between Conroy and Carlson - architect and developer are also attached to a proposed mixed-use project that would rise next door the Quentin Tarantino-owned Vista Theatre in Los Feliz.
Conroy Commercial has shown an affinity for new housing in the Beverly Grove and Fairfax neighborhoods. Besides the 5770 W. 3rd Street project, the company is also planning a 93-unit apartment complex two blocks west, and previously built a mixed-use apartment complex at the corner of 1st Street and Fairfax Avenue.
