A late 19th century building in Adams-Normandie has made way for the construction of multifamily housing, according to permits issued by the Los Angeles Department of Building and Safety.

Earlier this year, local developer Orion Capital secured entitlements for the construction of a new six-story, 18-unit apartment complex at 1317 W. Jefferson Boulevard. The project, which would rise two blocks west of Vermont Avenue and the USC campus, will include 18 studio, two-, and three-bedroom apartments above at-grade parking for eight vehicles at completion.

Approved plans rely on density bonus incentives to permit for a larger structure than would otherwise be allowed by zoning rules. In exchange, three apartments would be sent aside for rent at the very low-income level.

JPark Architects is designing 1317 Jefferson, which is depicted in renderings with an exterior of white stucco on its upper floors and a brick facade below. Floor plans also show a rooftop amenity deck and recreation rooms on the third floor.

The proposed project is rising directly across the street from a larger five-story, 130-unit apartment complex from Prime Place.

Orion Capital, which has built numerous residential projects near USC, including a mixed-use building near the intersection of Adams Boulevard and Vermont Avenues and a small residential-retail complex next to Expo/Vermont Station.
