The West Carson Villas, a $42.5-million project from non-profit developer PATH Ventures, is located on the former site of an automobile repair garage as 22905 S. Vermont Avenue. The new four-story, 150,000-square-foot building includes 111 one-, two- and three-bedroom apartments reserved for households earning between 30 and 60 percent of the area median income level.

“We really rose to the occasion on West Carson Villas, based on the extensive work required at that specific location,” said R.D. Olson president Bill Wilhelm. “Our team was tasked with blanketing a 51-inch water main that ran through the site, requiring caisson steel beams 60 feet deep and 12 feet tall. This massive undertaking was a showcase of our skills and experience in foundation work.”

KFA Architecture designed the low-rise development, which is built to LEED Gold standards and incorporates features such as rooftop solar panels and a hot water recirculation system. The building, which features pitched rooflines and a metal exterior, also provides resident amenities such as a yoga room, a shared community room and kitchen, a computer room, an outdoor playground, and parking for 83 vehicles.

The project is taking shape a few blocks south of Harbor-UCLA Medical Center, which is planning a $1.7-billion revamp, as well as a proposed 525-unit residential development from CGI Strategies that would replace an industrial complex at 22107-22133 S. Vermont Avenue. A similar affordable housing complex is also on the rise at 800 W. Carson Street.
