Nine months after we last dropped by, the wrapping has come off of the Jefferson Flats, a new apartment complex from Kansas-based developer the Prime Company in Exposition Park.
The project, located two blocks west of USC at 1320 W. Jefferson Boulevard, consists of a six-story building that will feature 130 studio, one-, two-, and three-bedroom apartments at completion. The building sits atop two levels of subterranean parking.
Prime Place entitled the site for development using Transit Oriented Communities incentives to permit greater density than would otherwise be allowed under zoning rules. In exchange, 13 apartments are to be set aside for rent as deed-restricted affordable housing.
Prime Design, an affiliate of Prime Place, is the architect behind the Jefferson Flats, which features an exterior of metal, fiber cement panels, and brick. On-site amenities will include courtyards, a recreation room, and a rooftop deck.
A leasing website for the property advertises both shared and single-occupancy rooms.
The Prime Company, which specializes in apartment buildings catering to college students, is planning a similar 108-unit residential complex at the intersection of Normandie Avenue and Exposition Boulevard.
