Nearly one year after we last dropped by, construction is now in the home stretch for a new multifamily residential complex two blocks west of La Brea Avenue in the Fairfax neighborhood.

The project, which replaced a laundromat at 5770 W. 3rd Street, consists of a six-story building that will feature 46 apartments above ground-floor parking at completion, according to permit filings with the Los Angeles Department of Building and Safety.

Those filings also indicate that plans call for five units of extremely low-income affordable housing, which made the project eligible for Transit Oriented Communities incentives, thus allowing the construction of a larger structure than normally permitted by zoning.

City records list the owner of the site as an entity affiliated with Conroy Commercial and the project's architect is Edward Carlson.

Conroy and Carlson have also teamed up on plans for a mixed-use project that would rise next door the Quentin Tarantino-owned Vista Theatre in Los Feliz.

Conroy Commercial has been active in the Fairfax and Beverly Grove neighborhood for years. In addition to the new project at 5770 W. 3rd Street, the company is also planning a 93-unit apartment complex two blocks west, and previously built a mixed-use apartment complex at the corner of 1st Street and Fairfax Avenue.
