More than one year after starting work in Westwood, an apartment complex from M&A Real Estate Partners is starting to take shape a few blocks from the UCLA campus.
The Hive, under construction at 535-539 Glenrock Avenue, will consist of a six-story building featuring 18 four- and five-bedroom apartments above 10 parking spaces in a single subterranean level.
Project entitlements include density bonus incentives to permit a larger building than otherwise allowed by zoning rules. In exchange, M&A will be required to set aside three of the new apartments as affordable housing at the very low-income level.
LOHA is designing the The Hive, which is depicted in renderings with an exterior of cedar slats. Plans show that the building envelope would gradually step back and twist as it rises, creating space for terrace decks. Plans also call for an amenity space at the rooftop.
M&A Partners owns and operates several Hive-branded properties which cater to college students.
The Hive is one of three similar apartment complex geared toward the student market now under construction in the surrounding area, joining another LOHA-designed project rising on Strathmore Drive.
UCLA is also building its own student housing in the area, recently breaking ground on a project that will feature 545 beds at 565 Gayley Avenue.
