Wood framing is on the rise just south of Metro's Expo/Bundy Station, where Carmel Partners is midway through construction on three large apartment buildings which replaced a stretch of single-family homes.
The trio of eight-story buildings, all located along Bundy Drive and Amherst Avenue, include:
- 2201 Bundy Drive: 136 apartments above a small amount of ground-floor commercial space and parking.
- 2217-2233 and 2301-2319 Bundy Drive: a combined total of 485 one-, two-, and three-bedroom apartments above parking for 462 vehicles.
Each was entitled using Transit Oriented Communities incentives to permit larger buildings than otherwise allowed by zoning rules. In exchange, 69 of the new apartments are to be set aside for rent as affordable housing at the extremely low-income level for a period of 55 years.
TCA Architects is designing all three buildings.
Carmel is one of numerous development firms taking advantage of zone changes implemented by the Exposition Corridor Transit Neighborhood Plan. Those rules have brought new apartments to several other sites in the near vicinity of Expo/Bundy Station, including recently-approved plans for a site next door to the Carmel projects along Amherst Avenue.
Carmel has targeted several sites near the E Line within the past decade for development. The company's past work includes Linea, a 595-unit apartment complex with retail next to Expo/Sepulveda Station, and the Cumulus District next to La Cienega/Jefferson Station. The company's other upcoming projects include a high-rise apartment tower on La Cienega Boulevard just south of Beverly Hills city limits.
