Four-story, 36-unit affordable housing development planned at 11301 S Athens Way

The same team behind two recently-filed affordable housing projects in the South Park neighborhood are going for a hat trick in South Los Angeles.

Last week, an entity affiliated with Golshan Properties submitted an application to the Planning Department seeking approvals to build a four-story, 36-unit affordable housing development on the vacant lot at 11301 S. Athens Way in the Broadway-Manchester neighborhood.

As with the project's counterparts on Broadway and Main Street, plans call for a mix of studio and one-bedroom floor plans, catering to very low- and low-income households. That makes the project eligible for density bonus incentives, permitting a larger structures than otherwise allowed by zoning rules, as well as the elimination of required on-site parking.

Metropolis Architecture is designing 11301 Athens, which is portrayed as a low-rise structure clad in painted stucco, similar to the earlier developments. In addition to housing, plans call for a rear yard and a rooftop amenity deck.

The project site, which sits just north of Imperial Highway and the immense 110-105 interchange, follows the construction of the LOHA-designed Isla Intersections development directly across Athens Way (which is being turned into a "shared street), as well as a small mixed-use apartment building recently completed on an abutting site to the south. A few blocks north, construction is in the home stretch for the Asante apartments, another affordable housing complex at 110th Street and Broadway.
