A pair of single-family homes in the northern Fairfax district could be razed to make way for a small lot subdivision, according to an application submitted recently to the L.A. Department of City Planning.

The proposed project from BMR Enterprises, slated for two parcels located at 848-856 N. Detroit Street, would rise one block to the west of La Brea Avenue, and just south of the Sprouts Farmers Market location at Willoughby Avenue. Plans call for the construction of 10 single-family dwellings, all featuring three bedrooms above parking for two vehicles.
Renderings of the project, which is designed by Aaron Brumer & Associates, depict a set of boxy low-rise structures clad in stucco and wood siding. The three-story buildings would all be capped by rooftop decks, and line a single central driveway.
The proposed project is not without precedent in the neighborhood. A similar project with 10 homes opened across the street at 859 N. Detroit Street in 2021.

The site sits in close proximity to the border between West Hollywood and Hollywood, where developer CIM Group has recently been on a building spree. The company has built offices and apartment complexes on several sites on the Los Angeles side of that border, and recently proposed the construction of a 34-story mixed-use tower at the site of the infamous Cemex plant which could one day be the tallest building in West Hollywood.
