Four small lot homes in the works at 849 N Detroit Street

A 1920s single-family home located just south of Sprouts and West Hollywood city limits is primed for redevelopment with a small lot subdivision.

Earlier this month, Stephane Ohayon of Partners Development, LLC submitted an application to the Los Angeles Department of City Planning seeking approvals to raze the existing single-story home at 849 N. Detroit Street for a new development consisting of four small lot homes, each standing 36 feet in height and featuring a rooftop deck. Plans also call for parking for seven vehicles located at-grade.

Avi Galili Collaborative is designing the three-story houses, which are depicted in renderings with exterior of metal panels, concrete, smooth plaster, and wood siding.

The proposed project is a familiar story on this stretch of Detroit Street, which has already seen the completion of a 10-home subdivision on an adjacent site in 2021. Another small lot project with 10 homes is also planned for a site on the opposite site of the street.

Both sites sit one block to the west of La Brea Avenue, where Los Angeles-based developer CIM Group has recently been on a building spree. The company has built offices and apartment complexes on several sites on the Los Angeles side of that border, and recently proposed the construction of a 34-story mixed-use tower at the site of the infamous Cemex plant which could one day be the tallest building in West Hollywood.
