The latest Hollywood office complex from Bardas Investment Group has moved one step closer to reality, following a vote taken on October 3 by the Los Angeles City Council.

In a unanimous vote, the City Council moved to approve a zone change required for a proposed mixed-use office complex located at 1200 N. Cahuenga Boulevard. Simultaneously, the Council also voted to adopt the findings of an environmental report conducted for the project, rejecting an appeal from SAFER, an affiliate of Laborers International Union of North America Local 270 (LIUNA) which sought to block the project's approval.

The project, which begin entitlements in 2021 with the submission of an application to the Los Angeles Department of City Planning, calls for the construction of approximately 75,00 0 square feet of offices, which would be located within two new buildings on the property and a rehabilitated existing structure. Plans also call for parking for 156 vehicles and 500 square feet of ground-floor commercial space.

West of West is designing 1200 Cahuenga, with House & Robertson serving as executive architect and KSA as landscape architect. Renderings depict a contemporary low-rise campus, clad in plaster, cement, wood panels, and tile, with structures rising up to four stories in height. Plans also call for a landscaped central courtyard and a series of rooftop decks.

SAFER, a frequent appellant of projects seeking discretionary entitlements, argued the project will have unanticipated air quality impacts which warrant further study. A staff report argued that there was no evidence for that claim, and recommended denial of the appeal.

The project joins a handful of other Bardas developments now in the works across Hollywood, including a new campus now taking shape one block north at 6344 Fountain Avenue and now studio complexes proposed at 5601 Santa Monica Boulevard and at the Television Center complex at 6311 W. Romaine Street.
