California Landmark Group's expansion plans for a 1940s apartment complex in Hollywood are moving forward, with the release of a new environmental report by the Los Angeles Department of City Planning.

The proposed project at 1201 N. Gower Street, which would rise just south of Sunset Gower Studios, calls for razing existing structures which contain 28 apartments, followed by the new construction of an eight-story building featuring 108 one-, two-, and three-bedroom homes above parking for 99 vehicles.

CLG is seeking the approval of density bonus incentives to permit a larger development than normally allowed by zoning rules. In exchange, 16 of the proposed apartments would be set aside for rent as very low-income affordable housing, and an additional two units of low-income replacement housing would be provided to account for the existing building.

PK Architecture, which often works with California Landmark Group, is designing 1201 Gower, with SQLA serving as landscape architect. The building is portrayed in elevation plans with a Mediterranean-style exterior, while floor plans show a series of courtyards and terrace decks.

Pending approvals, construction is scheduled to occur over a roughly 28-month period.

The proposed apartment complex is one of several new housing developments in the works near Sunset Gower Studios, including a 169-unit development planned for to the south across Lexington Avenue.

In addition to its new Hollywood project, California Landmark Group is also building housing near Sony Pictures Studios in Palms and just outside of Century City.
