As promised in a presentation posted last year by the Woodland Hills Warner Center Neighborhood Council, construction is underway for The Alcove, a large affordable housing complex in Warner Center.
The project, which is being developed at Meta Housing Corp., is rising from a property previously improved with an office building at 21300 W. Oxnard Street. Project entitlements, approved using the Mayor's Executive Directive 1, call for a two-phase development creating a combined sum of 301 studio, one-, two-, and three-bedroom apartments, as well as parking for 229 vehicles.
At completion, the apartments will be reserved for renters earning between 30 and 80 percent of the area median income level, which corresponds to households making between $26,490 and $125,120 per year. The project would be subject to a 55-year affordability covenant.
AC Martin is designing The Alcove, which is portrayed in renderings as consisting of contemporary seven- and eight-story buildings. Plans show resident amenity decks, as well as new publicly-accessible open space flanking the western property line.
Per the neighborhood council presentation, construction of the Alcove's initial component - located at the rear of the site - is on track for completion in late 2025. Work on phase two, at the front of the site facing Oxnard Street, is expected to begin in late 2024 and conclude by late 2026.
The project, which follows large market-rate developments in Warner Center such as the neighboring Vela on Ox apartments, is the latest affordable development for Meta in the San Fernando Valley. The West Los Angeles-based firm's past projects include a smaller 80-unit affordable complex in the nearby Canoga Park neighborhood and an even larger 356-unit development in the North Hills neighborhood.
