At its February 13 meeting, the Los Angeles City Planning Commission voted to approve plans to replace a shuttered commercial building in Hollywood with housing and commercial uses.

The mixed-use development, proposed by Crossroads Management, is slated for a property at 7022 W. Sunset Boulevard. Plans call for the construction of a seven-story building featuring 112 studio, one-, and two-bedroom apartments and 2,850 square feet of ground-floor commercial space and a 60-car garage.

The City Planning Commission's vote granted on- and off-menu density bonus incentives to allow a larger building than would normally be permitted by zoning rules. In exchange, six of the proposed apartments would be set aside for very low-income households.

Newmark Architecture is designing 7022 Sunset, which is shown in plans with a contemporary, stucco-clad exterior. The building would pare down in site to a two-story building toward its southern property line, leaving space for amenities such as a rooftop deck and a courtyard.

A 20-month construction period for the project is estimated, per an environmental report included with the Commission agenda packet.

The project site sits a few blocks west of the intersection of Sunset Boulevard and Highland Avenue, where series of mixed-use high-rise developments are in the works. Those include a mixed-use complex featuring a 42-story apartment tower and a hotel at the southwest corner of the intersection, the proposed CMNTY Culture campus at the northeast corner of the intersection, and the multi-tower Crossroads Hollywood development.
