In Koreatown, shuttered commercial buildings have been cleared away for a new mixed-use apartment building from Bando Dela Corp.

"The Bora," slated for a property at 3355 W. Olympic Boulevard, would consist of a seven-story building featuring 153 one-, two-, three-, and four-bedroom apartments above 4,800 square feet of ground-floor retail space and a basement parking garage.

Approved plans rely on Transit Oriented Communities incentives to permit a larger structure than allowed by zoning rules. In exchange, 16 of the apartments are to be set aside as deed-restricted affordable housing at the extremely low-income level.

Andmore Partners is designing The Bora, which would include amenities such as a rooftop terrace, a podium deck, and recreation rooms.

The project site also sits just west of the intersection of Olympic and Manhattan Place, where Jamison Services is now building a similar mixed-use project which will feature 118 apartments above ground-floor commercial space.

The project will be Bando Dela Corp.'s third mixed-use project in the Koreatown area, following a 252-unit apartment complex built a short distance east at Olympic and Hobart Boulevards and a 262-unit development now rising at 3020 Wilshire Boulevard.
