The Los Angeles City Planning Commission has signed off on a project which would replace commercial buildings in Beverly Grove with a mixed-use apartment complex.
The proposed development, a joint venture between Category and 4D Development and Investment, is slated for a site located at 8251-8271 W. Melrose Avenue. Plans call for the construction of a new six-story building featuring 90 one- and two-bedroom apartments above 15,271 square feet of ground-floor commercial space and a two-level, 96-car parking garage.
Commission approval was required for requested density bonus incentives to authorize the construction of a larger building than otherwise allowed by zoning rules. In exchange, 10 of the apartments would be set aside for rent as very low-income affordable housing.
Category is also serving as architect for 8251 Melrose, which is depicted in plans as a contemporary podium-type building clad in plaster and wood. Proposed open spaces would include balconies, courtyards, recreation rooms, and a rooftop deck.
Both Category and 4D Development are in active construction at other projects in the City of Los Angeles. Category's recent projects include new housing in Del Rey and Sawtelle, while 4D Development recently built a mixed-use complex on Beverly Boulevard in East Hollywood.
