A trio of small commercial buildings in Beverly Grove could make way for a mixed-use apartment complex, per an application submitted yesterday to the Los Angeles Department of City Planning.

The project, a joint venture between Category and 4D Development and Investment, would rise from a property located at 8251-8271 W. Melrose Avenue and 705-711 N. Harper Avenue. Plans call for the construction of a new six-story edifice featuring 90 one- and two-bedroom apartments above 16,000 square feet of ground-floor commercial space and parking for 90 vehicles.

Requested approvals include density bonus incentives to permit a larger structure than allowed by zoning rules, as well as relief from other land use regulations. In exchange, 10 of the apartments would be set aside for rent as very low-income affordable housing.

Category is also designing the mixed-use building which is shown in plans as a contemporary podium-type building clad in tile and plaster, with accent materials including wood slats and metal. Plans also show balconies, courtyards, recreation rooms, and a rooftop deck.

Both Category and 4D Development are in active construction at other projects in the City of Los Angeles. Category's upcoming apartment buildings include new housing in Del Rey and Sawtelle, while 4D Development is now building a mixed-use complex on Beverly Boulevard in East Hollywood.
