At the intersection of Santa Monica and La Cienega Boulevards in West Hollywood, wood framing has reached its peak for a new mixed-use apartment complex.

The project from property owner 8500 WH, LLC,  approved by West Hollywood officials in 2023, is located on a corner lot at 8500 Santa Monica Boulevard. The new six-story building will feature 30 one- and two-bedroom apartments above 3,800 square feet of ground-floor commercial space when complete. Plans also call for subterranean parking for 33 vehicles.

Entitlements include density bonus incentives to permit a larger structure than otherwise allowed by zoning rules. In exchange, five of the apartments are to be set aside for rent by low- and very low-income households.

Tighe Architecture is designing 8500 Santa Monica, which is shown in renderings as a contemporary podium-type building with an amenity deck at the roof level.

The project sits along the boundary between the City of West Hollywood and the City of Los Angeles, and is one of a handful of similar residential-retail developments in the works on surrounding properties. Across the street, a larger mixed-use project is poised to replace a stretch of small commercial buildings at 8555 Santa Monica Boulevard, while directly south another mixed-use building is planned at 961 N. La Cienega Boulevard.
