The park-and-ride lot attached to the G Line's Lake Balboa Station is set to be redeveloped with affordable housing, non-profit developer LA Family Housing recently announced.

Located at 6338 Balboa Boulevard, adjacent to the Sepulveda Basin Recreation Area, the parking lot is one of 17 properties that Metro put up for grabs as possible joint-development sites in 2023. Outreach for the Balboa Station property, which also fronts Victory Boulevard, occurred through 2024 and 2025.

The concept selected by Metro from LA Family Housing calls for the construction of a two-phase development with a total of 321 homes. The initial component would be a seven-story structure featuring 164 one, two-, and three-bedroom apartments, followed by a six-story structure with 157 additional homes. Parking for 312 vehicles and 13,690 square feet of commercial space would be provided within the roughly 2.3-acre site.

According to a landing page on the LA Family Housing website, the apartments are to be reserved for renters earning up to 70 percent of the area median income level.

Egan Simon Architecture is designing the project, which is envisioned with a 13,000-square-foot transit plaza adjacent to the at-grade busway stop. Plans also call for interior courtyards for residents, as well as terrace decks.

Metro has recently landed on developers for several other of the 17 sites identified in 2023, with a goal of building at least 10,000 homes on properties which the transportation agency owns. Other upcoming projects would be located on sites acquired for the D Line extension at Wilshire Boulevard's intersections with Crenshaw and La Brea, as well as on land abutting the E Line's 17th Street/SMC Station.
