In Exposition Park, completion is nearing for a new affordable housing complex from Orion Capital.
Located at 1408 W. Jefferson Boulevard, the project consists of a new seven-story building featuring 70 units of residential units, all ranging from approximately 300 to 350 square feet in size, without on-site parking.
All of the apartments, save for a mandatory manager's unit, are to be reserved for low- and moderate-income households, making the project eligible for density bonus incentives permitting a larger structure than normally allowed by zoning rules.
JPark Architects designed the contemporary podium-type building.
Orion, which owns and develops numerous apartment buildings surrounding the USC campus, previously built projects nearby at 1317 and 1436 W. Jefferson Boulevard.
More affordable housing is also on the way closer to the USC campus. Community Builders Group announced plans in 2023 to add a 122-unit apartment building to the University Gardens complex, and potentially more than 1,000 additional homes through the incremental redevelopment of the 5.7-acre property.
