An early 20th century commercial building in Exposition Park could be felled for affordable housing under a new development proposed through the Mayor's Executive Directive 1.

Orion Capital, a firm which owns numerous apartment buildings surrounding the USC campus, filed plans with the City of Los Angeles late last year for a property located at 1408 W. Jefferson Boulevard. The proposal for the site would see the construction of a new seven-story building featuring 70 units of "guest room" housing - all ranging from approximately 300 to 350 square feet in size - without on-site parking.

As all of the apartments would be reserved for low- and moderate-income households, the project is eligible for density bonus incentives permitting a larger structure than normally allowed by zoning rules.

The proposed project sits in close proximity to other recent Orion Capital developments, including an under-construction project at 1317 and 1436 W. Jefferson Boulevard. A larger project - the 130-unit Jefferson Flats - is also wrapping up work one block to the east.

More affordable housing is also on the way closer to the USC campus. Community Builders Group announced plans last year to add a 122-unit apartment building to the University Gardens  complex, and potentially more than 1,000 additional homes through the incremental redevelopment of the 5.7-acre property.
