One-and-a-half years after commencing work in Palms, another mixed-use apartment complex from Wiseman Residential has reached its peak.

The project at 3557 S. Motor Avenue, permitted in late 2022, will consist of a seven-story building featuring 104 apartments above ground-floor parking and commercial space when complete. The project site sits just south of Palms Boulevard.

The building is designed using the Transit Oriented Communities incentives to permit a larger, denser development than zoning rules would normally permit. In exchange, a portion of the new housing would be set aside as deed-restricted affordable housing.

Uriu & Associates is designing the apartment complex, according to city records. The building is described as a podium-type structure, with five floors of wood-frame construction perched above a concrete base. Its future appearance may be similar to that of 3659 S. Motor Avenue, another mixed-use development from Wiseman and Uriu.

Wiseman, which specializes in developments in Westside communities, has even larger projects in the works nearby -a seven-story, 109-unit apartment complex planned on Venice Avenue just west of Motor and a 200-unit complex at 3418 S. Motor Avenue.
