Prolific Westside developer Wiseman Residential is going for a hat trick on Motor Avenue in Palms.
Applications now under review by the Planning Department and Department of Building and Safety indicate that Wiseman is looking to raze a pair of commercial properties at 3418-3554 S. Motor Avenue, clearing the way for the construction of a new six-story mixed-use building featuring 200 apartments above ground-floor commercial space and subterranean parking.
City records indicate that the project would be entitled using development incentives under the Exposition Corridor Transit Neighborhood Plan. In exchange, Wiseman would be required to set aside 22 of the new apartments for rent by extremely low-income households.
Reed Architectural Group is designing the proposed development, according to plans included with the application.
Wiseman, which acquired the development site in two separate transactions for a combined sum of $8.25 million, has already developed two mixed-use projects to the south along Motor - a 68-unit development at 3659 Motor and a 104-unit building now rising at 3557 Motor. The developer also has plans for a 136-unit apartment complex with retail not far away at 10626 Venice Boulevard.
